Kirk: What part of Guanacaste?? Squatters problems are not very common, although they tend to happen more in rural areas. IT is a good idea to fence your property, put a sign up that says "Propeidad Privada" (Private Property) and put your contact information on that sign as well in case you need to be contacted. That, along with checking on your property (or having someone check on it for you that you trust) a couple of times a year should be fine. Good luck.

thanks for the reply. my property is just outside of the coastal town of Marbella (between Nosara and Tamarindo). it's part of a small gated project that is fenced.

Kirk: I wouldn't worry then. I have never heard of squatter problems within a gated project/community.

Kirk: as part of a gated development you should be safe. The "developer" should also be willing to watch it and send you some digital photos every few months. Or you could find someone that will do same for a few bucks.

Squatting is not nearly as much of a problem as it used to be, in most parts of the country. Probably nothing to lose sleep over.
That said, you don't want to neglect to double-check. Even if you have someone watching it for you, you can't completely 100% trust that person, you need to go down at least once a year to see for yourself, preferably once every 6 months.
If you can have someone you really trust checking on it, that is good. If you can have a 2nd person check, additionally, that is better.
